Is it Worth it?
There really has never been an opportunity like this in real estate in most of our lifetimes.  Due to the economic conditions of a “buyer’s market” with deeper discounts in higher price ranges, homeowners are finding opportunities to upgrade or upsize for nearly the same money.  Considering the low interest rates available, a homeowner may buy a more expensive home and still have the same or even a lesser payment than their current mortgage.  A person that financially can afford to move up and that intends on moving up in the next few years has to seriously question why they would not make the move now.  For this potential buyer, it is the perfect scenario. 

If you are considering moving in the near future, waiting has its risks.  Interest rates are projected to go up this year.  The real estate market has been inching its way back to a balanced market and will continue to do so with the resale inventory levels at 6.2 months supply in the Kansas City area (a balanced market being 5-6 months supply).  New home inventories remain high at 9.9 months supply, a great advantage for buyers. Incentives Extended and Expanded!
The first-time home buyer’s $8,000 tax credit has been extended by congress until April 30th.  However, did you know that they have expanded the tax credit to not only first-time home buyers but all home buyers that have owned their most recent home for 5 out of the last 8 years?  This is an amazing opportunity, and you only have a short timeline to take advantage of it.  You have to get a home under contract by April 30, 2010 and close by June 30, 2010.  This means you may soon need to put your current home on the market to get it sold, so you can buy one of the great deals out there.  Call me for more details....Bruce Clark...816-591-3121

More Deals on the Market Than Ever Before
Obviously, there has never been a greater opportunity for home buyers, not just first -time home buyers.  The biggest discounts are found in homes above $250,000 because the supply of new homes in the Kansas City area is still high at 10+ month supply.  Therefore, “move up” buyers (someone who is buying a larger home than they are currently selling) are finding the most unbelievable deals right now.  The time to consider making a move is now because these deals won’t last forever. 

The Challenge of the Market
For someone downsizing or selling a home but not buying, the market is a challenge.  Foreclosures and short sales are everywhere, and everyone has been impacted by it.  The price of your home is most likely not what it was 2 years ago.  If you are in situation in which you need to sell, you’ll need to be aggressive with your price because only one in five homes that go on the market end up selling right now.  In other words, you have to be the best priced home to sell.  Just keep in mind if you are buying a larger home at a discount, you are likely to come out way ahead in the long run.  One last thing, if you are in a situation in which you are “upside down” with your home and need to get out of your home, please let me know.
